Negotiating a year-long Canggu villa for half list price
Slow shoulder season + a six-month deposit = the same villa for $800 a month instead of $1,600.

The Airbnb price you see for a Canggu villa — $80/night, $2,400/month if you take the monthly discount — is not the real price. It's the rate the owner charges tourists who plan a trip and book three weeks out. If you can pay cash up front for six months and you're willing to move in during the rainy shoulder (Feb–Mar), you'll get the same villa for closer to $800/month.
Bali long-term rentals work through three channels: (1) Airbnb monthly listings, which are the most expensive; (2) Facebook groups like 'Canggu Long Term Rentals,' which are 30–50% cheaper; (3) direct from owners via word-of-mouth or by walking the lanes you want to live on, which is the cheapest.
I used (3). I flew over in early February, stayed at a hostel for a week, walked Berawa Beach Road every morning, and asked at six villas where I saw the gate open. Three owners offered to negotiate. The one I took was listing at $1,600/mo on Airbnb. I offered $800 cash for 6 months, paid up front in IDR. He said yes by the second day.
“Long-term rentals in Bali are negotiated, not posted.”
Most Canggu villa owners are not full-time landlords. They're Balinese families who built the villa as an investment and would rather have $4,800 cash today than chase $1,600/mo in tourist bookings that may or may not happen — especially during the wet season when Airbnb bookings drop 40%. The cash discount is real for both sides.
Wifi speed (test it yourself before signing — many villas advertise 'fast wifi' but get 5 Mbps). Power infrastructure (Bali has frequent brownouts; ask if the villa has a backup inverter). Pool maintenance (included or extra). Cleaning frequency (most include weekly). Mosquito screens on the windows. Access to a scooter rental within a 5-minute walk.
